What Are Co-ops and Condos?

In comparing the monthly charges between co-ops and condos, you should understand that, all other things being equal, the charges for co-ops (the “monthly maintenance”) tend to be higher for a co-op than a condo, because, in a co-op, the real estate taxes on the unit are, in effect, paid by the co-op owner through the co-op corporation as part of the owner’s monthly payments to the corporation. In the case of a condo, real estate taxes are paid by the condo owner directly to the municipality. Additionally, in most co-ops, a substantial portion of the monthly maintenance (specifically, that part attributable to the owner’s share of real estate taxes and of any interest paid by the co-op corporation on its underlying mortgage), is deductible for income tax purposes, thereby reducing the after-tax effect of the monthly maintenance charges.
